There are a variety of ways that a new building can be procured.  We will be happy to advise you on the options, whether it be a traditional building contract, a design and build or even a self-build project.  As part of this process we can advise you on the selection of finishes, sanitary fittings, electrical requirements, etc.

The Services provided by an Architect are wide ranging.  It is often perceived that the role is to "design buildings" and "draw up the plans".  Whilst this is essentially true, the complexities of modern planning and building controls make the role far more complex than is genernally understood.  From the initial design of the project to project management to mediation between client and Planners.

The Planning system has, in recent years, become more and more complicated.  There is now a national list of validation requirements as well as a local list drawn up by the Local Planning Authority.  These lists contain in the region of 30 requirements for a planning submission, though not all will necessarily be required for all applications.  Even the Government's simplified application forms 1APP has 27 different versions.  However, the Government's revised Permitted Development Rights means that there are frequently types of building works that you can carry out to your home which do not require planning permission.

Here at GRG Architects will be able to advise you and guide you through this ever more complicated process. 

If you are in the unfortunate position where you have received a Planning Refusal you have the right to Appeal against the decision.  You need to act quickly as there is a 3 month time limit for Householder Appeals.  GRG Architects are experienced in conducting Appeals and will be happy to advise you even if we were not involved in the original Planning Application.

Before you can begin building you will require Building Regulations Approval.  This involves the production of technical information to cover areas such as structural, thermal, safety, access etc. GRG Architects can prepare this information for you as well as co-ordinating information from other specialist consultants such as Engineers and SAP assessors.

There is a huge amount of new 'Green' technology flooding onto the market with all kinds of Government subsidies such as 'feed in tariffs' and 'the Green Deal'.  GRG Architects keep abreast of new developments in this area and will be able to advise you on what new technologies may be appropriate for your particular circumstances.
